NHBC 10 years full National House Builders Council warranty on all properties.

Roof Slates - dark blue/grey natural slates as approved by the Local Authority Planning Dept.

Walls - dependent upon property, a mixture of locally quarried natural stone, tile hanging or eternit boarding as per the architect's plans.

Window frames, fascias, soffit and barge boards - UPVC low maintenance timber-effect finish.

Landscaping - Garden areas with some hard landscaping and laid to lawns.

Parking - Private allocated bay for each property plus the use of on site visitor bays.

FITTINGS

Internal Doors - doors to ground floor or principal rooms entered off main corridors and hallway or landing will be four or six panel timber doors with a painted finish.

External Doors - UPVC timber effect. Windows - all windows are UPVC with double glazing - oak timber colour finish.

Roof lights - (Where fitted) Velux or equivalent brand roof light. Size as indicated on drawings.

External light - adjacent to front door and rear doors to garden/terrace.

Wardrobes - include shelf and hanging rail, mirror fronted doors.

Ironmongery - all internal door handles from the modern Serozzetta 2 Range using polished and brushed stainless steel finish.

Flooring - Finished in a ceramic/stone tile finish floor. In bedroom areas the floor will be left for carpet finish (not supplied). Bathroom floors and entrance hall floors will be finished with ceramic/stone floor tiles.

Kitchens will be in travertine stone tiles and sitting rooms will be in satin finished engineered oak.

DECORATION

Plaster - all plaster surfaces will be painted with one mist and two full coats of matt or superflat emulsion. All walls and ceilings in Dulux Twisted Bamboo 3.

Painted finish - doors, door-frames, lining, skirting, architrave and window boards are primed and painted with one undercoat and one finishing coat in Fired Earth Roman Ochre.

Skirting and Architrave - MDF painted finish 169mm and 69mm respectively.

ELECTRICAL

Detailed plans are available for each style property.

Generally to include recessed ceiling spotlights with a 3 amp lighting circuit to principal rooms and bedrooms.

There will be a communal SKY dish fitted and linked to all properties, although individual owners will be responsible for their own activation and subscriptions.

 

HEATING & DOMESTIC HOT WATER

Central heating throughout incorporating underfloor heating and a 'Megaflow' type pressurised hot water system for domestic hot water.

Hot water and central heating will be provided using state-of-the-art ground source heat pump technology. As an approximation the system's running costs are around 75% less than that of electrical, gas or oil systems and have the added benefit of a major reduction in greenhouse gas emissions.

BATHROOMS, EN-SUITES, CLOAKROOMS

All baths and WC pedestals are in white. Washbasins are in natural stone travertine or white ceramic with upstanding taps.

DKM Bath by RAK Ceramics 1800 x 800mm enclosed in travertine tiles or Orient Bath 1700 x 740mm. RAK Ceramics Charlton WC Pedestal and Cistern with soft close seat. Travertine stone basin or Charlton Basin. Crosswater thermostatic shower valve and shower kit with 800cm or 760cm stone tray and suitable enclosure. Stainless Steel finish chrome taps and waste etc manufactured by Crosswater. RAK Ceramics cloakroom basin in white with incorporated ceramic shelf and towel rail. Bathrooms are complete with a heated wall mirror to prevent misting. Heated designer towel rails. Chrome finish soap holders and loo roll holders. (Detail per individual layout plans). The developers reserve the right to substitute an equivalent quality brand.

TILING

All wall tiles in travertine stone.

Bathroom walls - fully tiled up to ceiling level.

Cloakroom - splash back above wash basin.

Kitchen and Utility Walls - granite upstands above worktops.

KITCHEN UNITS

Each kitchen is custom designed individually and made by our high quality kitchen supplier.

WORKTOPS

Custom made solid stone to kitchen worktop areas. 80mm high granite upstands above worktop.

APPLIANCES

All in stainless steel finish or integrated, manufactured by Miele/Siemens or equivalent:

• Waste disposal unit.
• Single Fan Electric Oven.
• Electric Touch Button Hob.
• Extractor Hood.
• Fridge/freezer where space permits, otherwise fitted/built under fridge/freezer.
• Washing machine with Dryer.
• Dishwasher.
• Integrated Microwave.
